I'm considering making the jump from property management (apartments) to getting my real estate license. Anyone here do this for a living? Do you love it/hate it? I've always thought it would be cool to tour lots of nice homes and eventually work my way up to multi-million dollar homes. I'm in SoCal where the average home in my area is 700k and up so commission splits seem relatively high. Thoughts?

TBH, have a few buddies who did it for 3-5+ years and it was good then but now they are struggling even getting people loans, appts, etc.. which means no money for you and hella work. They are not working towards appraising or brokerage.

Got my real estate license in 07 did it for a all of 08 full time. It depends where you live as far as what is going on in the market. I live in NY and the area I live you can make a ton if you hustle which is the key to making money in real estate. Anyway I sold a few homes for my clients but ultimately I did not enjoy it. When you are a real estate agent you have to deal with a ton of crap, from your buyer-clients seller-clients I felt like I had to be a nag and almost force people to make decisions which was awkward for me. Hey what do you have to lose (that is what I thought when I went to school for it) you will never know if it is for you unless you try it, plus it is not hard to get your license and if you decide you do not like it some real estate companies will put you on as a referral agent, which means you don't have to do anything but refer a agent from the company and if they make a sale you get a %. Good luck either way

Yo- Did you work for a big brokerage? I see all the big players have classes that they put on so you can become an agent under them. Is this the way to go?

go ahead and get license it is always good to to have even if you don't jump right in.. Now is the time to get into it
make sure u have at least 6-8 months of saved income to get you through. If you can make money in this market then when/if market improves it will be a cake walk for you. pm me if you have more questions. I have been licensed since 2001. I am mostly a new construction sales rep working directly for builders so it sux now, but would be more than happy to help and old school lurker like myself. -
I've been doing it almost 5 years, I like it. The actual work is the easy part, its having people to work with that can be difficult at times. Being new it would be nice to join a brokerage that helps you out with leads and has lots of training. I dove right in with a monthly fee only brokerage where you're basically on your own, but you get to keep your commission. Let me know if you have any specific questions
