  1. Any advice for a new guy getting into real estate. Currently finishing up my course and will be writing my exam Jan 4th. I live in a city (in Canada) of about 300,000 where the market is currently great...Looking for tips or any advice on what other people did when they first started.
  2. I would keep an eye on the local paper and send a congratulatory note with your contact info to newly married couples. Seems like a good/cheap way to get leads.

If your spouse gets bored with his job and decides to quit said job to work at a fast food chain while smoking pot and exercising more frequently in order to look good for a high school chick, don't fuck one of your competing realtors and then blame him for your marriage troubles. Life is complicated and you should work out these problems with your spouse and child before a crazy neighbor shoots him in the head just before you get a chance to.

    Also, a landscape architect might be a good friend to have.
  5. Learn some ethics imo. I hired a realtor to help me make a purchase. I told the realtor what price range I wanted to look at. Realtor, took my info, found out how much I could qualify for in a mortgage, then proceeded to take me to units that were in that price range. When I pointed out, I did not give a shit what I qualified for, and had previously stated what price range I was interested in, the realtor said " why would you not want to look at better places, as you can afford it". Needless to say I found a new realtor, and lodged a complaint with the GVREA.

    We spell it realtor in Canada. Same as we spell colour, centre, and a whole lot of words different from our U.S. counterparts. Americans changed the spelling of words from the traditional spelling.

    can you elaborate on what your price range was and what you were shown? it typically makes sense to purchase as much as you can with a 30yr fixed given the low interest rates today but I don't know when you bought. the difference between a 150k home and a 250k home is generally only ~$400/month w/ 20% down and 5% interest on a 30yr fixed. obviously the different between a 150k and 250k home is absurd.

  10. definitely a hot market - a friend's daughter has been trying to buy a place in downtown TO - twice now she has been outbid for homes and the latest one, the homeowner sold for $65k MORE than the asking price. fucking crazy if you ask me.

    oh and get busy networking - lots of networking
  11. do you play golf? my Dad was a realtor and he joined a Country Club early in his career. I swear by the end of his career he had probably sold a house to half of the members there and at least one or more houses to all his golfing buddies.
  12. I've been doing it 5 yrs, do what ever it takes so that as many people as possible think of you when they think real estate. Listen to people, do your research, listen to people, educate them through the process, listen to people, never try to force anything (pretty big deal to buy a house), listen to people, follow up, follow up, and of course listen to people and follow up with them. Always be early, tilts the shit out people when you are not on time.

    Make sure you know what you are talking about.

    Don't waste time with people who will never buy. If people want you to list thier house, but won't listen to your advice on appearance and price, don't waste your time. When I first got started I took anything that came my way, learned fast that there are listings and buyers that will waste all your time and money.

    Always be nice to people, that's good for any profession I think.

    In the states it is "Realtor" and supposed to be pronounced "real-tor". Where the hell the A came from nobody knows.

    Excellent, TY what is your opinion on sitting open houses for realtors that dont want too as a way to pick up buyers?

    I sat in open houses, and worked weekends in new home communities. It is very rare that you get a real lead out of those. Good leads come from people you know. Friends, family, family of friends, friends of family, and down the list.

    BUT, I didn't have anything else to do when I stated, so its good to be out doing something and getting used to talking with potential clients. I would do that type of busy work for a while until you get your feet underneath you and start building your own network of people that will give you referrals.

    I've lived in the same place my whole life so I've been fortunate to have a lot of family and friends as clients, especially all my friends and their first home purchase....I have got a couple deals from home games too :)

  17. LOL WHAT? Purchasing Power, not forge these documents and make them sign it saying they make 300k a year when they make 14$/hr and put 0% down!!!11

    i asked him to elaborate his price range because if he has 10k and is looking at 200k homes (5% down) and his realtor is showing him 400k homes (0% down)...FUCK NO....but if he has 100k to put down and is looking at 200k he could/should be looking at homes in the 300k homes as the monthly cost of a 100k mortgage and a 200k mortgage is 400$/month with the same downpayment...so you are purchasing MUCH MORE for a small amount more per month!
  18. I had a friend who always wanted to be a realtor. When he couldn't realize his dream fo becoming a realtor he called and said he was gonna kill himself. I raced over to his apt and got pulled over and got a speeding ticket. I went to court and had my friend come as a witness to the above story. Well let's just say that his court appearance was a disaster for me. He forgot the whole suicide story and we ended up getting into a huge argument in the court.
