Ok we have an on going problem at one of the properties I own and can not seem to come up with a good solution. Heres are some details.....
We own a 48 unit apartment complex consisting of four 12 unit buildings in a row. Behind us are a row of single family homes. Across the street from the single family homes there is a convenience store. Across the street from our property there is a apartment devolpment with about 400 units.
Here is the problem:
The people from the large housing development are cutting threw our property to get to the convience store. To walk to the convenience store via the street takes about 10 minutes and to cut threw it takes about 4 minutes. There was a chain fence there but it has been torn down/whole ripped in it. The problem with them coming threw is that they leave garbage, beer bottles etc... and are loud and disruptive.
We are not sure if building a fence will solve the problem because they may just tear it out again.
Any thoughts or ideas on how to solve this problem????
Should we hire a sniper? Train a few killer pit bulls??? :)

It sounds funny, but try digging a moat. You can sell it as a "community pond" & stock it w/ fish, but its functionality would be the same.

not that you want to go to this expense but an iron fence wouldn't be possbile to tear down and you can put sharp shit on top to fuck them up.
yeah, a moat/pond may be the best solution. -

Big Pond would be cool .. add to the value of living in that community .. Or maybe Plant some Shyt with horrible thorns .. or build a Nice big Storage shed or Parking Garage Area ..

Key assumptions;
48 unit apartment complex = 75 tenants
Single family homes + 400 units = 800 people.
Facts;
Iron gate, and surveillance for sure.
Set up a co-operative 'VVTF' (Virtual Vigilante Task Force), issue subordinated shares for the volunteer VVTF CSR's, who are enabled with cattle prods.
Provide synthetic, camou/bush-flage to hide said customer service reps near opening.
Pavlovian training will ensure all future visits through glory are met with a $0.25/toll in each direction.
CSR also gets access to a rubber hose, buried under the ground, so when the toll passenger goes through, the quarter is sucked into the hose by a large compressor into a neutral tank, so he is not held up. (*ftr, a bright orange sign around the volunteer CSR saying they hold no more than a quarter would be a good thing)
1) 'Volunteer' CSR's keep 1 in every 8 quarters, or about 12.5% of proceeds. (*cash business, remind you accountant it is International Dull Pencil Day when he does the monthly reporting)
2) At 200 people a day, over the standard 10:00-2:00 a.m shift, you see an average of two attendants, collecting approximately $50/day.
This means, they are keeping the $10 bucks (the net increase for the ones they have 'forgot' to shove in the burried rubber hose...dang bartenderitis...) and you keep the $40.
3) You also deduct 25% for the loan made from OpCo-1, to OpCo 2b, for a prime plus arrangement. Taxes are reduced, the depreciation on the fence and equipment are all written off and you have generated an additional $1/K month, plus incented the neighbourhood to come up with more ways to increase the value of you franchise offering. -
You have only two valid options.
1. Do what fetaman suggests.
