Closing Costs
Call your lender and ask for a Good Faith Estimate (GFE). On this it will have a line by line breakdown of your closing costs. Per law you should receive this within a week of locking your rate in. Yes you can lump your prepaids in as part of the seller concessions but if i had to make an assumption your total closing costs are going to be around $6-7.5k. Again the seller concessions cannot help with the downpayment.

I'm a loan officer and agree with vito. In all likelihood your closing costs will be more than $5k as you will be establishing an escrow account with the financial institution you are getting the loan from. In addition you will have to pay bank fees, title company fees, state taxes, etc... One question I have: did you have to pay any upfront fees with the lender' i.e appraisal or credit report fee' If so tell the lender to reverse the charge back to your card and use that money as part of your $5k seller concession. Received approval on the 20th aswell and NO MONEY. Wrote them an email and they responded saying I should receive my money by the 2nd of March. Headed to Mardi Gras Friday and would be nice to have some extra spending money to say the least.

Im going to Mardi Gras!!
Headed down to Mardi Gras this year staying Friday - Monday for two of my friends bachelor party (20+ guys so should be a sh*t show). Have a set of beads shipped to our hotel which should arrive a day or two before we get there and flying with a box. 2 of the rooms have balcony's overlooking Bourbon St..... Only real piece of advice i've been told is DO NOT PISS in the streets unless you want to spend your trip in jail.

buying vs renting a home
90% of the people that gave you advice have little to no clue how the current mortgage environment works... First off, Refinancing is NOT ALWAYS a longterm investment as you can get a Fixed Period Arm of 3/5/7/10 years i.e if you are planning starting a family it probably makes sense for you to get a 5 year arm but at the same time read up on the risks associated with these products. Secondly if you can afford to put 20% down when purchasing do so in order to avoid MORTGAGE INSURANCE as this can be a couple hundred dollars a month that lasts for 5 years not to mention if you decide to ...

Cabo Nightlife Suggestions
Headed to Cabo next Sunday with friends from college (24 - 27)... we are all staying at the RIU all inclusive resort, but last time I was in Cabo was 2006. Any suggestions of bars to go to / activities' All I can remember from my 2006 visit is that of: Squid Row (to crowded) Zoo Cabo Wabo Giggling Marlin Activities: ATV Fishing College Girls Any other suggestions or NEW Places / things to do when there'

I picked it up last week... Having the headset is a must and being on PS3 most players do not have a headset making the games difficult / frustrating. Still learning how to play but I suggest building your Medical in the beginning so you can level up. Funny you posted that video because that was the hotel I stayed at in 2006. Those guys were on E the entire time and danced all day and night. They also got there ass kicked by some football players.

Thanks for the advice... which hotel did you stay at in the Pueblo. Rose' Looks like a great location as walking distance to the bars it appears. I actually stayed near the Marina in 06' but looking to upgrade the experience and do some deep sea fishing, ATV, golfing, bang college girls, etc.

Headed to Cabo in mid-March with eight of my old college friends (25 - 27yr) and need some advice from those that have been as we are trying to find an ALL-INCLUSIVE resort looking to spend less than $1,200 each for 5 nights. Right now the front runner is Riu Palace / Riu Santa fe. Key items to consider: 1. Location (near bars would be great but not a deal breaker) 2. College Girls 3. Not a couples resort I will stake two horses in any UB / FullTilt $11 tourney buy in ... 50/50 after buyin for the best advice. Pictures are always a plus. Hahahah putting Morristown and Dover-rico in the same sentence. You obviously have not been outside of MLK Blvd as avg home prices are ~800K all around the town (very low class huh). Obviously grew up in Morristown and had to defend your comment as I can not think of any reason I would drive to East Hanover other than to Bowl or go to the Movies. I do agree with your statement of North vs South Jersey...

Bodog Payouts 40+ Business Days
So after a 20 minute conversation with Bodog customer support I got no where as I have been waiting for 40+ business days for my checks. I understand sites are having a hard time finding processors but give me a break as its been over 2 months and zippy check. Anyone else run into these same problems... ohh and they wont give me the option of getting my funds via Western Union. Unreal!!
