Closing Costs
Find out as soon as you can if there will be money left with the 5k. If so, you could be able to use it toward buying your rate down. Most inspectors want to be paid the day they do the inspection because not all deals make it to closing and it can be a hassle for them to collect. If you find out last minute there's extra you won't get it.

Buying a new house
Your realtor should be able to show you other homes that sold in that neighborhood and exactly what they sold for. Figure out a fair price and and try to get it for less, the listing price doesn't matter at this point. Most builders have their own contracts/paperwork including additions such as the basement. If you trust and like his work it would be simple to build that into the contract and your mortgage. As far as another offer you never know. If you're going to be 2.5 hours away you should talk to some property management companies before you consider renting out your current home. If you had to refi your current home as an investment, that interest rate now may be as good or better than a primary residence rate from 2006. Being able to float that house in hopes of prices going back up, so you don't lose all your equity sounds like a good option if you can swing it. I've dealt with a lot of short sales the past few years. The problem with those is that some guy sitting at a desk in a different city is just looking at the numbers and their bottom line. Most of the time when they say what that number is they don't budge. I had a short sale listing 1.5yrs ago and we had an offer at 120k (it sold for 146k 3yrs prior), they told me after 3 weeks they had to net 122k which wasn't possible in the current market. Good luck this year, I played a summer for Arlington, was fun playing at Bethesda. I'm certain I had some guys on my team from there too. "Kansas is a scary program now. used to literally be an auto-sweep and now they are a postseason contender capable of sweeping anyone in conference. I love your coach" Coach Price is the best, loved him when I played there and still stay in touch with him. He gets us all slammed on alumni weekend :)

The mathematics of poker - has anyone read it properly?
I finished this book not too long ago, read the whole thing through. You don't really need to be able to solve the equations like they do, its more about understanding the concept, and applying the games they solve to poker.

Petition to stop FTP from ruining Double guarantee's week
I'm not sure if anybody has mentioned this, I tried out a $3 multi entry last night to see what its like. My hud for holdem manager never popped up for any of the tables. When I got down to 1 entry I closed it and restarted, but it still didn't work. I'm assuming HEM will create an update for this, but I don't think it works for now.

Where/How did your parents meet?
My parents met at Royals Stadium where my pops was working. They are still married and well. The meet up spot is interesting because both my bros and I played D1 baseball, older brother played pro ball for 6 yrs and now is a pro scout. Pops never played a lick of baseball to my knowledge.
